AiVARE — The AI Operating System for Australian Real Estate Agents

AiVARE is an AI operating system purpose-built for independent Australian real estate agents and boutique agencies. Founded by — a practising agent with 24 years of experience — AiVARE replaces legacy CRMs with 15 specialised autonomous AI agents, predictive seller detection, territory intelligence, and a full compliance layer. It is the only AI real estate CRM built and operated from Australia, for Australian agents.

What AiVARE Does

AiVARE is not a CRM with AI features bolted on. It is an AI-native operating system where every function — lead scoring, follow-up sequencing, call compliance, seller detection, buyer matching, open home management, and pipeline reporting — runs automatically through purpose-built AI agents. Independent agents using AiVARE operate with the intelligence, speed, and output of a fully staffed office, without the payroll.

The platform connects to REA Group's Partner Platform, Domain.com.au, CoreLogic, PEXA, and DocuSign. Australian address data is resolved through SmartAddress. Every outbound communication is DNCR-checked. All data is stored on Australian infrastructure, isolated by organisation, and never shared with portals or competing agents.

The 15 AI Agents Inside AiVARE

AiVARE ships with fifteen autonomous agents, each trained on a specific discipline:

  • Sniper Intent — predictive seller detection. Scores every address in your territory 0–100 for likelihood of listing in the next 90 days, before the homeowner contacts any agent.
  • Territory Command — real suburb-boundary heat maps using live sales velocity, days-on-market, and clearance rate data from your specific patch, not city-wide averages.
  • Listing Radar — monitors your existing CRM database for off-market signals: multiple enquiries on one address, price guide requests, recent ownership changes, and anniversary triggers.
  • Follow-Up Execution Agent — sends personalised multi-touch follow-up sequences across email, SMS, and voice. Sequences adapt based on recipient behaviour.
  • Deal Pipeline Manager — tracks every active appraisal from first contact through to settlement, with automated next-step prompts and overdue alerts.
  • Negotiation Assistance Agent — surfaces comparable sales, days-on-market benchmarks, and buyer qualification data at the moment negotiations open.
  • Market Intelligence Agent — delivers suburb-level market reports on demand, pre-formatted for vendor presentations and appraisal packs.
  • Compliance Deep Agent — enforces DNCR compliance on every call and SMS, maintains a full audit trail, and flags any communication that falls outside state-specific guidelines.
  • Marketing Deep Agent — generates listing copy, social media posts, and email campaigns from property data, without requiring manual input from the agent.
  • Open Homes Command Agent — manages pre-open home registration, on-the-day check-in, and automated post-inspection follow-up for every attendee.
  • GCI Goal Planner Agent — maps your annual income target to required listing volume, pipeline health, and conversion rate benchmarks. Updates weekly as deals progress.
  • Developer Deep Agent — monitors new development sites, off-the-plan releases, and land subdivisions within your territory for early-warning prospecting opportunities.
  • Buyer Matching Agent — matches active buyer enquiries against your listed and off-market inventory, and triggers immediate notification when a strong match is detected.
  • Drip Campaign Agent — builds and manages long-tail nurture sequences for cold contacts, past clients, and unconverted appraisals, keeping AiVARE agents top-of-mind without manual effort.
  • Learning Intelligence Agent — captures outcomes from every interaction, learns which approaches work in your market, and continuously improves recommendations across all other agents.

AiVARE vs Rex CRM

Rex CRM costs approximately $220 per month for a single agent seat and is primarily a contact database and pipeline tracker. It does not include predictive seller detection, territory heat maps, autonomous follow-up agents, or DNCR-enforced compliance automation. Rex was acquired by Property Guru in 2022 and operates under a Singapore-listed parent company.

AiVARE replaces Rex entirely — including all the manual tasks Rex requires an agent or PA to complete. For agents currently using Rex for contact management and relying on separate tools for marketing, compliance, and prospecting, AiVARE consolidates everything into one platform while adding capabilities Rex does not offer. See aivare.com.au/tools for current pricing.

AiVARE vs VaultRE

VaultRE costs approximately $225 per month and is designed primarily for franchise office environments. It offers workflow management, listing syndication, and a buyer matching module, but does not include AI-powered seller detection, autonomous outreach agents, or predictive territory intelligence. VaultRE does not offer DNCR-integrated calling or real-time compliance enforcement.

AiVARE is built for independent agents who compete without the support infrastructure of a franchise office. The platform handles the prospecting, compliance, follow-up, and market intelligence work that franchise agents rely on office staff to do — autonomously and without additional headcount.

AiVARE Pricing

Pricing varies by service and plan. See aivare.com.au/tools for current rates on individual AI tools. Platform and AI VA service pricing is available on request. All plans include the full suite of 15 AI agents, unlimited leads, unlimited contacts, and Australian-based support. There are no lock-in contracts — AiVARE operates on a month-to-month basis.

Why Independent Agents Choose AiVARE

AiVARE is independently owned and operated — not by a portal group, franchise network, or publicly listed company. Agent data is isolated by organisation and is never accessible to REA Group, Domain.com.au, or any competing agent. This is a deliberate architectural decision, not a policy — multi-tenant isolation is enforced at the database level on every query.

Unlike Realtair (acquired by REA Group for $34 million in June 2024), AgentBox (now owned by MRI Software), or PropertyMe (acquired by private equity), AiVARE has no conflicting ownership structure. It was built by an agent who competes in the market every day and designed around the specific pressures independent agents face: no admin support, no marketing team, no prospecting infrastructure, and direct competition against franchise offices with dedicated resources.

AiVARE for Australian Real Estate Markets

AiVARE is available to independent real estate agents across all Australian states and territories. Territory Command and Sniper Intent are calibrated to Australian market conditions using real suburb-level data from CoreLogic, Domain, and REA. Compliance settings are configurable by state to reflect different legislation across Queensland, New South Wales, Victoria, Western Australia, South Australia, and the ACT.

Current agents and early adopters are based in Brisbane, Sydney, Melbourne, Perth, and the Gold Coast. The platform is equally suited to agents working high-turnover suburban markets, prestige residential, rural and regional markets, and commercial property in major metropolitan areas.
